Massachusetts is the hardest state in the country to check an ADU builder in, and it is not close.
Everywhere else there is one register and one number. Here there are two, at two different agencies, and they share no common key: the Construction Supervisor Licence belongs to a person, the Home Improvement Contractor registration belongs to a business, and nothing in either register points at the other. Most people check one, assume it covers both, and are wrong in a way that matters. The HIC is what gates your access to the Guaranty Fund if your builder fails.
So this page shows both numbers for every builder, and it is short on purpose. Statewide by-right ADUs have only been legal since February 2025, the specialist market has barely formed, and five builders cleared a check on both credentials. Two more are named at the bottom with what I found and did not find, including one Boston ADU-focused company for which the register returned no HIC registration at all.
One practical thing before you scroll. The brand on the truck is usually not the name on the registration in this state. Hawthorn Builders registers as Hawthorn Investments LLC. FiveTen Construction & Design registers as FiveTen Properties, LLC. That is normal, and it is also why searching a brand name and finding nothing proves very little on its own.

BuildX is the cleanest verification in this state, and in Massachusetts that sentence means more than it does anywhere else, because there are two credentials to get right and most companies only make one of them easy to find.
Here is the pair. The business holds HIC registration 208169, active, effective March 2025 and running to March 2027, registered in Carver. The responsible person named on that registration is Vittorio M Artiano, and he holds Construction Supervisor Licence CS-042906, active, and it is the unrestricted type rather than the 1 and 2 Family or Specialty variants. That last detail matters: a Specialty licence is a restricted trades credential and would not cover general building supervision on your ADU.
The review record backs it up. 5.0 across 41 Google reviews is the deepest base I could verify in Massachusetts, in a market where most companies are working with a dozen or fewer. Forty years in the trade is the claim, and unlike a licence issue date there is no state record that either confirms or contradicts a founding year here, so treat it as a claim.
The practical caveat is geography. Carver is deep on the South Shore. If you are building in Newton, ask directly how they staff a job that far north and what it does to the schedule.

If you want the ADU to look like it was always there, Hawthorn is the one I would call in Greater Boston. They come from custom homes rather than from the ADU boom, and in Needham, Newton and Wellesley that pedigree is what most clients are actually buying.
Both credentials verify. HIC 166224 is active, renewed in July 2026 and running to July 2028, and the responsible person on it, Mathew Roth, holds CSL CS-103005, active and unrestricted. Google reads 5.0 across 20 reviews.
One thing to have straight before you sign, and it is the recurring Massachusetts trap. The brand name has no registration. Search the HIC register for Hawthorn Builders and you get four other Hawthorne businesses, three of them expired, and not the company you are looking for. The registrant is Hawthorn Investments LLC. That is not evasive, it is just how HIC works, but the entity on your contract should match the entity on the registration and you should check that yourself.
On price, they publish nothing and I would not expect them to. Premium custom work in these towns has an enormous spread. What to ask for instead is a fixed-price contract with a named allowance schedule, so you know which numbers are real and which are placeholders.

Walczak is the North Shore answer, and it is the verification I would point at if I wanted to show someone what a clean Massachusetts check looks like. HIC 185455, active, renewed June 2026 and good to June 2028, registered at an Ipswich address. Responsible person Derek Walczak, holding CSL CS-108993, active and unrestricted. The name on the registration and the name on the licence are the same person, which sounds obvious and is genuinely not guaranteed here.
What I like operationally is the standard-layouts option. A design a builder has already built and already had through a plan check moves faster than a bespoke one, and on the North Shore, where you are often dealing with older lots and tighter setbacks, that predictability is worth money. Custom is available if you need it; the point is you get to choose.
Two honest gaps. Twenty Google reviews at 4.8 is a real signal but a small one, and Google files them as a remodeler, so how much of that base is ADU work is unclear. And I could not verify a working website, which for a company this well registered is a strange gap. Ask for three recent addresses in your town and go look at them.

Conversions are the underrated route to a Massachusetts ADU, and FiveTen is the one on this page built around them. Basements, garages, interior reconfigurations. It is harder work than dropping a new structure on a clear part of the lot, because you inherit whatever the last four owners did, and it is usually cheaper, because the shell already exists.
Both credentials verify. HIC 191572, active, effective April 2025 to April 2027. Responsible person Alison H Loiselle, holding CSL CS-112264, active and unrestricted. Google reads 5.0 across 18 reviews.
Two entity details to check rather than assume, and both are the ordinary Massachusetts kind rather than anything alarming. The registrant is FiveTen Properties, LLC, which is not the FiveTen Construction & Design name on the marketing. And the registration carries a Woburn physical address with a Medford mailing address. Neither is a problem. Both are worth a question, because the name on your contract should be the name carrying the registration.
If you are weighing a conversion against a new detached build, the thing to ask them for is a written scope on the discovery risks: what happens if the foundation is not what everyone assumed, who decides, and who pays.

Western Massachusetts is thin on ADU builders and Backyard ADUs is the one genuinely working it, with modular units in the 525 to 1,000 square foot range and a set of design-path templates that take some time out of the front end.
The HIC registration 203349 is verified active, effective October 2025 and running to October 2027. Two things about it are worth your attention rather than mine.
First, the address. Both the mailing and physical addresses on the registration are 247 Coombs Rd, Brunswick, Maine. Holding a valid Massachusetts HIC from out of state is entirely legitimate and plenty of Connecticut River valley businesses work both sides of a border. It does mean your builder is a Maine company, and that is worth knowing before you plan around site visits.
Second, and this is why I have flagged rather than resolved it. The responsible person on the registration is named as Chris Lee, and the Massachusetts CSL register returns two active Christopher Lees with nothing to distinguish them, no address and no business linkage. Both are active, so whichever one it is, the licence is current. I could not confirm which, and I would rather tell you that than pick one and present it as verified. Ask them for the CSL number directly. It takes one email and it closes the only open question on this entry.

Who did not make the list, and why
These names appear on other Massachusetts builder roundups. They are not on this one, and here is exactly what the state board's record says about each.
Horizon ADU
License Not foundHorizon ADU appears on Massachusetts ADU listicles as a Boston ADU-focused builder, so I checked them. The Home Improvement Contractor register returned, in its own words, “No Results Found for Business Name: ‘Horizon ADU’.”
I want to be careful about what that does and does not mean. It does not mean they are operating unlawfully. It means I could not find a HIC registration under that name, and unlike Hawthorn Builders or FiveTen, I could not resolve them to a registered entity under a different one either. Massachusetts registers the business, so a trading name with no registration behind it is a question rather than an answer.
Why it matters more here than a missing licence would in most states. HIC registration is what funds and gates the Guaranty Fund, the pot Massachusetts homeowners claim against when a registered contractor fails. Hire an unregistered contractor and you are outside that system entirely, no matter how good the work looks.
So they do not rank. If you are talking to them, ask for the HIC registration number in writing, then check it yourself on the Contractor Hub before any money moves. If they have one under another entity name, that resolves this instantly.
Baystate Group Builders
License UnverifiedThis one is an honest failure to verify rather than a finding against the company, and the distinction matters.
Searching the Massachusetts HIC register for “Baystate” returns six pages of results. Baystate Builders in Stoughton, expired. Baystate Building and Remodeling in Peabody, which appears twice, once active and once expired. Baystate Building Maintenance in Palmer, same pattern. Baystate Construction in Marlboro, three separate expired registrations. None of them is confidently the Middlesex and Worcester ADU builder I was looking for, and picking the nearest name would have been a guess dressed up as a check.
So they are here, unverified, and not ranked. That is the rule on this site: if I cannot confirm the credential, the builder does not get the benefit of the doubt on a page whose whole purpose is verification.
If you are considering them, this is a two minute fix on your end that I could not do from the outside. Ask for the HIC registration number and the supervisor’s CSL number in writing, then look both up yourself. A company that gives you both numbers without hesitating has told you something useful about how they operate.
How we pick
This is a young market and I am not going to pretend otherwise. Statewide by-right ADUs only became legal in Massachusetts on February 2, 2025, under the Affordable Homes Act and 760 CMR 71.00, which requires most municipalities to allow ADUs up to 900 square feet by right in single-family zoning. In the first six months, 170 communities logged 844 applications.
That means there is no deep bench here. The dedicated ADU specialist barely exists in Massachusetts yet, and the field is mostly design-build general contractors who have added ADU work plus a few prefab entrants. Five builders passed verification on this page. I could have padded that number by ranking companies I only half-checked. I would rather show you five I can stand behind.
Massachusetts requires two credentials from two different agencies, and checking one tells you almost nothing. This is the thing that makes this state different from every other market we cover:
The CSL, or Construction Supervisor Licence, belongs to an individual person and comes from the Division of Occupational Licensure. The HIC, or Home Improvement Contractor registration, belongs to the business and comes from the Office of Consumer Affairs. A business with a HIC and no CSL has nobody licensed to supervise the structural work. An individual with a CSL whose business has no HIC cannot lawfully contract with you, and you lose access to the Guaranty Fund, which is what Massachusetts offers instead of a contractor's bond.
So every builder on this page was checked on both, on August 9, 2026, and a builder ranks only when both are current. The table shows both numbers. One company on this page is excluded because no HIC registration exists under its name at all.
Read the CSL type, not just its status. Massachusetts issues three: unrestricted, 1 and 2 Family, and Specialty. Review volume comes after the credentials, and the honest note is that every review base in this state is small. The deepest I verified was 41. Treat these numbers as early signals rather than settled reputations, and ask for addresses.

Why do Massachusetts contractors need two licences?
Because the state splits the job between two agencies, and each covers a different risk.
The CSL, Construction Supervisor Licence, is held by an individual and issued by the Division of Occupational Licensure. It says a named person is qualified to supervise structural work. The HIC, Home Improvement Contractor registration, is held by the business and issued by the Office of Consumer Affairs. It registers the company that signs your contract and funds the Guaranty Fund.
Check only the CSL and you may be contracting with an unregistered business, with no Guaranty Fund claim if it fails. Check only the HIC and nobody may be licensed to supervise the actual building. Both, or neither is worth much.
How do I check both of them myself?
For the HIC, use the MA Contractor Hub and search by business name. Click the result row, do not just read the grid: the detail panel gives you the registration dates and, crucially, the Responsible Person name, plus tabs for Guaranty Fund Claims, Public Complaints and Arbitration Case History.
Then take that Responsible Person name to the DOL licence lookup and search it as a Construction Supervisor. That is the only reliable way to connect the two, because the registers share no common key.
Read the licence type as well as the status. Unrestricted and 1 and 2 Family both cover a house; Specialty does not.
Is it too early to build an ADU in Massachusetts?
No, but go in knowing the market is young. By-right ADUs have only been legal statewide since February 2, 2025, so almost nobody here has a decade of ADU-specific work behind them, and the builders who do the job well are mostly experienced general contractors who added it recently.
That is not a reason to wait. It is a reason to weight the credential check and the reference calls more heavily than the review count, because the review counts are all small. The deepest ADU review base I could verify in this state was 41.
